Foreword

In 2002, the Estate Agents Authority (EAA) published Inquiry Hearing Cases - A Selection, bringing together a number of cases handled by EAA's Disciplinary Committee. The collection sought to raise awareness among estate agency practitioners of the possible problems that can arise during practice, to increase understanding of the relevant laws and, as a result, to promote compliance.

With property transactions on the rise in the past two years, estate agents and their activities have become more noticeable and their behaviour of greater public concern. Thus, in line with EAA's mission to regulate the trade and promote professionalism, this second collection of Disciplinary Committee cases has been produced. I hope Inquiry Hearing Cases - A Selection II will further raise the standard of services provided by practitioners.

I would also like to take the opportunity to thank the Chairman and Members of the Disciplinary Committee for their sterling work in handling the inquiry hearings. Their immense contribution and professional advice to the estate agency trade are greatly appreciated.
